Building your new home can be fraught with excitement but also an overwhelming sense of “what the hell am I doing”. Unless you are working in the building industry or know someone who is able to advise you, and advise you correctly we often struggle to understand the building process.  Recently I chatted to one of our building inspectors to discuss the need for building inspections specifically new home construction and asked him to answer the following questions that our clients often ask about.

What is your best advice for a client building their new home for the very first time?  

  • Choosing a builder that suits your situation and makes themselves available is the best advice I can give. Often builders are all talk and promise the world however once the contract is signed it’s hard to get a hold of them
  • Builders that are reputable will answer your phone calls and reply to your queries but don’t ring them twenty times a day instead get a list of your queries together and where possible arrange to meet them onsite regularly and talk to them. A good builder will have no problem answering your questions.
  • Never choose a builder who does not have the right qualifications, experience and more importantly the proper insurance cover.
  • Read and understand your contract before not after you sign it. Failure to do so can result in thousands of extra dollars because of the builders variations along the way

 So is it worthwhile to organise stage inspections whilst building a new home?

The problem with not organising stage inspections means the home owner may miss a number of opportunities to fix any issues as they occur and end up spending thousands of dollars in repairs later on. By investing in all four stage inspections you will be able to speak to the builder and fix any issues before they become serious plus if you organise stage inspections during the build we have noticed there are few fewer disputes that end up in litigation and if they happen to go that far, the owner is armed with valuable information during court proceedings.

 

 As the client, should they or do they need to attend the four stage inspections we provide?

  • First check with the builder this is okay, more so for the safety aspect
  • If you wish to attend during stage inspections do so at either the beginning or end of the inspection as the building inspector is there to conduct a thorough building inspection and needs to concentrate on the job at hand and this can take a few hours so doesn’t need to be distracted.
  • If the owner has any concerns raise them either at the beginning or end of inspections
  • A full documents report along with photographs is provided by us within 24 hours for the client

 Any last minute advice for the home owner?

Stage inspections provide peace of mind for the home owner by locating any issues with the building works prior to them becoming major headaches and cost later on.
